Modernist Estates Market Alert: Property Spotlight #3
A renovation project in Ling’s Coppice, West Dulwich
4-bedroom house
Ling’s Coppice
West Dulwich
London SE11
£800,000
(119 sqm—£6,723 per sqm)
Fancy a project? This four-bedroom house has only had one previous owner, and although it’s going to need a complete renovation, it caught my eye as it retains many of the original features. If you have done my Perambulation Nº7 guide, then you would have gone past these (it’s the first one on the route).
Built by Wates, the house is part of a development designed by Manfred Bresgen of Austin Vernon & Partners in 1968 — the architects were responsible for designing several schemes in West Dulwich. According to the Lambeth image archive the houses were marketed at £7,500 each when they were first built — that’s the equivalent to £111,200 in today’s money. You can’t even get a studio flat for that today, let alone a family house. In fact, the only thing you could get today for around that kind of price, in SE11, is a 25% shared ownership one-bedroom flat (in a terrible state to boot).
